The Mission
This sustainable project involves deconstructing a single-family residence and constructing a 12-unit apartment complex that harmonizes with the neighborhood. We minimized waste and supported the community by repurposing and donating materials to a local non-profit. The completed complex will cater to diverse housing needs while maintaining the area's charm and aesthetics.

The site for this development was selected for its proximity to downtown Missoula, the hospital, and quaint neighborhood. The initial plan was to build a modern structure set towards the back of the site. However, through a voluntary community engagement process, we learned that the neighbors wanted something that looked and felt more authentic to the existing houses on the street.

We revised the site plan to create a two-structure project that is neighbor-centric. The buildings have street-facing balconies and gardens adjacent to the sidewalk. This design creates a sense of community and makes the development feel like it belongs in the neighborhood.

We are proud to have worked with the community to create a development that is both beautiful and functional. This project provides much needed density in the urban core and is a win-win for everyone involved.

This project will be the first of its kind to have an apartment EV Charging station in Missoula, from day 1. Every detail, from design to engineering, has been meticulously crafted to prioritize energy efficiency. With advanced exterior insulation and a cutting-edge HVAC system in place, this initiative not only serves as a testament to innovation but also underscores a deep commitment to the community's sustainable future.

Location

Strategically positioned near shared use paths and bike lanes, these apartments cater to renters prioritizing an active and healthy lifestyle. They're conveniently nestled in a Missoula neighborhood, ensuring swift access to the city's amenities and offerings, including shopping, dining, and entertainment options.

The property features a varied layout, comprising three 1-bedroom and nine 2-bedroom apartments, enabling the apartments to accommodate a broad spectrum of tenants and optimize occupancy rates and rental income. The target demographic is working professionals in their 30s to early 40s, who represent a dependable group that seeks premium living spaces. This demographic is prepared to invest more for prime locations, upscale amenities, and a robust community feel.
